The Company

A National Housing Association, with a local base in Staffordshire, are currently looking to recruit an experienced Contracts Supervisor on a permanent basis to work alongside an existing Contracts Manager across the local area. Your role will primarily involve working throughout the Staffordshire area, supporting the Contracts Manager to deliver required works for the companies residential properties, including responsive repair, disrepair works, void surveys and repairs – you will lead a team to carry out repairs to standard, timescales and budget.

This Housing Association operate across the UK with a portfolio of around 30,000 properties. As they have built up their own direct labour operation, this company take responsibility for all maintenance – planned programmes, reactive repairs and void properties. In addition, they are currently looking to expand their operation to provide facilities services across the region.

The Role

As a Contracts Supervisor, you will report directly to the Contracts Manager with key responsibilities including:

Key Responsibilities:
” Prioritising H&S at the forefront of all operations.
” Lead, motivate and engage with your team to deliver a high quality service by providing clear direction, including team objectives and improvement targets, regular communications and appraising individual performance where appropriate.
” Ensure works are effectively prioritised, planned and carried out to standard, timescales and budget, ensuring adherence with regulatory and statutory requirements and policies and compliance frameworks.
” Conduct monthly one to one meetings with all team members setting targets, monitoring health and safety and discussing concerns.
” Continually strive to improve customer satisfaction and reducing customer complaints, undertaking mitigation and or corrective action where needed.
” Performance measures as set by Contract Manager.
” Ensuring full compliance towards van stock process and use of PDA by Operatives to undertake their works.
” Oversee quality assurance activity, ensuring outcomes are recorded accurately and shortfalls in quality and compliance standards are identified and addressed effectively.
” Manage relationships with front line workers and other key stakeholders to ensure ongoing effective service delivery for the company, acting as focal point in relation to the performance of the service including dealing with and resolving escalated issues and complaints.
” Ensure accurate records are maintained using appropriate systems and databases, ensuring the integrity and quality of data, to enable regular analysis to be carried out and reporting to be completed as required.
” Provide information to key stakeholders as required, including the Contract Manager, to support performance reviews and decision making.
” Support the Contract Manager in undertaking financial responsibilities including developing budget requirements and managing the invoicing process, ensuring expenditure is robustly managed in line with the financial controls, including escalating details of planned over/under spending as appropriate.
” Ensure enquiries are dealt with effectively, providing clear, supportive and accurate advice or signposting as appropriate and escalating complaints via the appropriate channels.
” Manage the performance and development of your team, providing expertise, coaching and other developmental support as required, ensuring a quality service is provided and underperformance is dealt with appropriately.
” Monitor the performance of Subcontractors, providing feedback to ensure a quality service is provided and any underperformance addressed appropriately.
” Conduct regular reviews of your service area, collaborating with and seeking feedback from internal and external stakeholders to identify efficiencies and continually improve the service provision.
” Work collaboratively with the management team to ensure effective delivery of the wider service.

What you need to succeed

To be a successful Supervisor within this role, you will have a strong background in Social Housing Refurbishment, in particular working in void properties and maintenance reactive repairs with a high attention to detail. You will have previous experience managing a team of operations and be results driven to reach targets provided and ensure your operatives are also adhering to their responsibilities. You will be IT literate and confident with logging all jobs and information on an internal system.

To qualify for this position, you will possess the following:

” Manual Handing
” Working at Heights
” Trade Qualification NVQ Level 3 / Equivalent
” Scaffold Inspection (Desirable)
” Supervisory qualification (Desirable)

The Important Details

This is a permanent opportunity to join a growing Housing Association with a property portfolio of £30,000+. To secure this role you will be available to attend a one stage interview at short notice and ideally be available to start in the nearest future.
